A glazed door from the front courtyard leads into the open plan ground floor living space where you will find a Cornish stone fireplace with multi fuel stove and shelving beside, beams to ceiling, television point, double glazed window to the rear, glazed door to the rear and wall mounted electric heater. The room continues into the kitchen/diner with a double glazed window to the front with a slate sill, a range of modern base and wall units incorporating a built in oven with a four ring ceramic hob and extractor over, single bowl single drainer sink unit, plumbing for automatic washing machine, tiled flooring and a built in fridge.

Stairs rise to the first floor landing where there are doors to both bedrooms and bathroom and access to the loft via a hatch. The first bedroom has a double glazed window to the rear aspect with slate sill and fitted shutters, built in wardrobes, television point and a wall mounted electric heater. The second bedroom has a double glazed window to the front aspect, again with fitted shutters, television point and a storage cupboard. Edmonton is a small hamlet just outside of the market town of Wadebridge and is home to the award winning Quarryman Inn, a traditional Cornish free house brimming with character and history. The location is perfect for exploring the many sandy beaches at Polzeath, Harlyn, Trevone and Constantine while the championship golf courses at trevose and St Enodoc are just a short drive away. Wadebridge is a thriving market town on the river Camel, which offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets. Wadebridge also enjoys the Camel Trail, a popular and almost level cycle route which runs between Padstow and Bodmin, formerly the railway track. The town is equal distance from the harbour town of Padstow with all its restaurants and quaint shops and the watersports haven of Rock. The nearest station is Bodmin Parkway which is approximately 15 miles distant as is the nearest airport at Newquay.

To find 12 Quarrymans, drive out of Padstow along the A389. After approximately 2 miles, turn left signposted to Wadebridge. Follow this road for approximately 3 miles passing through Little Petherick and St Issey. Turn left onto the A39 and travel for about half a mile before turning left into the lane signposted to Edmonton. Follow the lane for just under half a mile and then turn left at the t-junction. You will find 12 Quarrymans along on your right hand side just before the Quarryman Inn. The postcode for satellite navigation is PL27 7JA.
