Woodlands Country House offers three separate detached houses and so many versatile opportunities

With a fascinating history, Woodlands was designed and built by the famous Architect Sylvanus Trevail. During the war, the property provided sanctuary and was used as a hospital for HMS Vulture. Woodlands has retained the magnificent character of its Victorian period offering generously proportioned rooms with large windows, high ceilings, original coving and feature fireplaces. The present vendors have refurbished throughout providing a striking interior complimented by quality furnishings and linen, winning many awards for their quality and care to visitors with Hugo being renowned for his delicious breakfasts.

Woodlands provides a superb home and income situation as not only is the guesthouse available, there is also a detached 'owners' bungalow in the grounds. The grounds are extensive with plenty of parking and distinct garden areas including a croquet lawn, an expanse of lawn for dogs or children and terraces for enjoying drinks whilst taking in the lovely views.

Woodlands has an excellent reputation and could be occupied and run as a business immediately. However, there is still scope to expand and extend the business for enterprising proprietors. Pippa & Hugo have run the business as a family venture for many years. However, Hugo's health means it is now time to think of passing on this successful enterprise to other aspiring hoteliers. The close proximity to Padstow and the North Cornish Coast gives all year round tourist occupancy with the area growing more and more popular as each season passes.

Woodlands also has a self contained three bedroom flat on the second floor which could provide independent accommodation for a chef and family with capacity to develop a lunch and evening meal bistro in this region renowned for its gourmet restaurants and eateries. We at Jackie Stanley recommend viewing as absolutely essential to fully appreciate the versatility of this historic property and unique business opportunity.

The historic and picturesque fishing town of Padstow is located on the North Coast of Cornwall and offers an extensive range of cafes, public houses and restaurants, none more so than Paul Ainsworth's Michelin starred No.6 and of course Rick Stein's esteemed Seafood restaurant.  An Area of Outstanding Natural Beauty, there are several sandy beaches within 2 to 4 miles as well as the championship golf course at Trevose.  The town also has a supermarket and excellent Primary School.  For more extensive shopping facilities, the thriving market town of Wadebridge is just 7 miles distant and offers a fine selection of shops and amenities including a sports centre, cinema, a primary and secondary school and a selection of supermarkets.  The nearest mainline station is Bodmin Parkway which is approximately 20 miles distant with the nearest airport at Newquay approximately 14 miles away.

To find Woodlands Country House, drive towards Padstow on the A389. Turn left at the bend for the B3276 signposted to Harlyn Bay & Trevone, follow this road for approximately 0.6 miles and Woodlands Country House can be found along the right hand side. The postcode for satellite navigation is PL28 8RU.
